Kennedale

Kennedale home values, based on 237 closed sales. There's almost no new construction, values are flat, and resales sell in about a month.

Kennedale is a small city on Fort Worth's southeast edge, between Fort Worth, Arlington and Mansfield along US-287. Unlike almost everything around it, it has very little new construction. That makes it a useful test of what happens to a resale market when the builders aren't next door.

Over the three years ending September 2026, Kennedale produced 237 closed sales at a median of $387,500. That's a small market, so I'll keep this short and say where the numbers are too thin to rely on. I'm a Texas broker and a Certified Residential Appraiser. Here is what those sales show.

Almost no new construction

Only 9 of 237 sales were brand-new houses, about 4%, and only 21 were built in the 2020s. Compare that with 48% brand-new in Crowley and Midlothian. Kennedale's stock is spread across decades: about 95 sales built before 1990, 70 in the 1990s and 2000s, and 51 in the 2010s.

Flat, and fast

Controlling for house size, lot size and build year, Kennedale values have moved +0.21% a year (p = 0.87). Site-built only, excluding the largest subdivision, or with build-decade controls, it stays flat (−0.46% to −0.56%, none significant).

The transaction numbers are among the best I've measured anywhere south of Fort Worth:

  • Median 32 days on market; resales 30
  • 20% under contract within a week
  • Closings at 97.4% of original list
  • Resale price per foot steady at $174–176 in 2024, 2025 and 2026

That fits the pattern I've found across the south side. Where builders aren't competing directly with the resale stock, resale holds. Burleson, with 18% built this decade, is flat. Crowley, with 53%, is falling 3.6% a year. Kennedale, with 9%, is flat and fast.

What it costs

  • Median close $387,500 on 2,118 square feet, about $176 per foot
  • Median lot 11,238 square feet; median build year 1998
  • Closed prices ran $84,000 to $1,100,000
  • 53% of sales carried seller concessions, at a $6,625 median
  • Effective property tax rate on resales about 2.09%, among the highest I've measured
  • 38% carry HOA dues, at a $300 median
  • 22% of resales had a pool
  • Parcel-level failure rate 16.8%

Nearly all of Kennedale, 231 of 237 sales, is Kennedale ISD, so there's no boundary to measure. The largest subdivisions are Crestdale, Brookstone Estates, Steeplechase Estates and Oakhill Park, none with more than 30 sales in three years.

The tax rate is the cost to weigh. At 2.09%, a $387,500 house carries about $8,100 a year, similar to Mansfield and Crowley and noticeably more than Midlothian at 1.79%. A listing's tax figure may carry the seller's exemptions, so confirm the current rate for the specific property.

What I could not measure

With 237 sales spread across about seventy subdivisions, I can't give you reliable figures for any single neighbourhood, for new construction, or for acreage. Only nine new houses sold, which isn't enough to say anything about new-home pricing here. In a market this size, the comparable set for a specific house has to be built by hand, often reaching into neighbouring parts of Fort Worth, Arlington or Mansfield, and adjusted for the differences.

What I look at in a Kennedale house

  • The build decade, since the stock spans seventy years and age is a real adjustment.
  • The comparable set, which usually has to reach beyond the city limits and be adjusted carefully.
  • On 1980s and older houses: foundation, electrical, plumbing, sewer line, and whether the roof and HVAC are on their second or third round.
  • Pools, since more than a fifth of resales have one.
  • The full monthly cost at a 2.09% tax rate.

You're in a small, steady market with almost no builder competition. Houses priced from recent sales sell in about a month, and one in five goes under contract within a week. The main risk is pricing from too few comparables, or from the wrong ones.
