Welcome to Fort Worth, the thriving metropolis nestled in the heart of the Dallas-Fort Worth (DFW) Metroplex. As a seasoned realtor with an extensive background in appraising, I am delighted to present this blog post showcasing the remarkable benefits of living in Fort Worth. This vibrant city, experiencing exponential growth in population, business relocations, a flourishing artistic community, and a renowned Cultural District, has become a haven for luxury buyers seeking an exceptional living experience. As people continue to relocate here we're seeing a general lack of inventory as high interest rates keep sellers unmotivated to list, which is a countrywide issue--but we also still have multiple offers for many listings with 1 in 3 listings receiving multiple offers and also roughly 30% of buyers using cash which makes buying a home difficult if you're searching in markets with limited inventory. It is possible to overcome this challenge by also considering new construction, renovating existing properties to meet your needs, and working with a seasoned realtor who intimately understands the market.

  1. Population Growth and Economic Flourishing: Fort Worth has witnessed an impressive surge in population over the years, making it the fastest-growing city in the United States. The population growth is testament to the city's allure, offering a high standard of living, excellent employment opportunities, and a diverse range of residential options. The steady influx of new residents has contributed to the continuous development of the local economy, ensuring a robust real estate market with ample investment opportunities.

  2. Thriving Cultural District: Fort Worth's Cultural District is a testament to the city's commitment to arts and culture. Home to notable museums, including the Kimbell Art Museum, the Modern Art Museum of Fort Worth, and the Amon Carter Museum of American Art, this vibrant district serves as an epicenter for creativity and inspiration. Moreover, the Cultural District encompasses more than just museums; it also boasts the Fort Worth Zoo, a world-renowned institution, and the esteemed Texas Christian University (TCU), contributing to the area's rich intellectual and cultural fabric. Now with the Dickies arena ranking as the 2nd highest visited venue for its size (10k-15k) it's bringing in more diverse crowds as the events span from Bull Riding to Pitbull. Other notable entertainers include: Joe Rogan, Dave Chapelle,  ZZ Top, George Strait, Alan Jackson, Rod Stewart, Kiss, Paul McCartney, Rob Zombie, Brooks & Dunn, Shania Twain, Luke Bryan, and Pearl Jam.

  3. The Crescent Hotel: A Luxurious Oasis: Rising at the crossroads of Downtown, the world-renowned Cultural District, and surrounding historic neighborhoods, The Crescent Hotel, Fort Worth, perfectly embodies the essence of Fort Worth. Mirroring the unique history, diversity, and character of the city, this exceptional hotel offers a luxurious atmosphere for both locals and visitors alike. With its sophisticated and inclusive spaces for gatherings, The Crescent Hotel has become a sought-after destination, welcoming discerning individuals to indulge in its curated blend of hospitality, wellness, and urban luxury.

  4. Culinary Delights and Acclaimed Chefs: Fort Worth's culinary scene is a true highlight, showcasing the talents of renowned chefs who have made their mark in the city. With the presence of culinary masters such as Tim Love, Felipe Armenta, Chef Chaat Chau, Grant Morgan, and the recently relocated Graham Elliot, who has joined forces with Felipe Armenta, the dining options in Fort Worth are truly exceptional. From award-winning restaurants to innovative culinary concepts, luxury buyers can immerse themselves in a world of gastronomic delights crafted by these celebrated chefs. International restaurants are opening new locations in Fort Worth in anticipation of continued talent growth in the area which include Don Artemio and Quince.

There are some drawbacks with respect to the growth that we're seeing: as property values rise existing residents are being priced out of their homes since Fort Worth has one of the highest property taxes in the state and it has not been adjusted at all to reflect the skyrocketing home values. I should know because I receive many phone calls from residents asking me to help them protest their assessed values as a certified appraiser. Greg Abbott the governor of Texas has discussed the possibility of reducing property taxes by 1/3 with his ultimate goal of reducing property taxes to zero eventually. The goal is to replace the property tax with additional consumption from the money saved by residents who then have more buying power and since Texas receives much more revenue from sales tax than property tax it is the hope that the taxes will be made up in other areas over time. By reducing property taxes it is likely we will see more high profile homes hit the market in the state of TX and sell for prices you'd more commonly see in California, Florida, Colorado, or New York.

Conclusion: Fort Worth stands as a beacon of opportunity, luxury, and unparalleled living in the DFW market. With its thriving population, flourishing economy, vibrant artistic community, and the allure of its Cultural District, along with the sophisticated atmosphere of The Crescent Hotel and the presence of acclaimed chefs like Tim Love, Felipe Armenta, Chef Chaat Chau, Grant Morgan, and Graham Elliot, this city holds endless promise for luxury buyers seeking an extraordinary lifestyle. Growing pains will subside as time goes on and the city continues to innovate.
